What do buyers ask before an office fit-out starts?
What a commercial office fit-out costs per sq ft, how long it takes, and who coordinates the trades.

What information do you need to start a fit-out discussion?
A floor plan, a headcount and a target date are enough to start.
How is an initial commercial fit-out budget calculated?
An initial budget is floor area multiplied by a rate per square foot, adjusted for scope and site conditions.
Basic Hybrid in Hyderabad is Rs 3,149 per sq ft. Collaborative Hybrid, a premium corporate workplace, is Rs 5,847.
Those are Cushman & Wakefield market benchmarks, not WurkSpaces prices. A real number follows a survey of your own floor.
What determines fit-out cost per square foot?
The main drivers are the ratio of enclosed rooms to open floor and the specification of furniture and finishes. The third is how much of the base building has to change.
How long does a commercial office fit-out take?
It runs through 6 stages, from seeing the floor to handover, and the length depends on the project.
WurkSpaces publishes the stage sequence rather than a week count, because an honest number needs the floor.
Can WurkSpaces execute using drawings prepared by another architect?
Yes. We regularly build to drawings prepared by an external architect or consultant.
Where the drawings and the site disagree, we raise it in writing at that point rather than on site later.
Can WurkSpaces work with our existing consultants?
Yes. Your architect, project management consultant or IT team can stay involved throughout.
Our responsibility does not change. All 8 systems still sit under one contract with one project lead.
Can an office be renovated while the team is still working in it?
Yes. An occupied floor is renovated one area at a time so the rest of the team keeps working.
Each phase is handed back clean and usable before the next one starts, which sets the sequence for every trade.
Which cities does WurkSpaces operate in?
We work across India. The office and the factory are in Madhapur, Hyderabad.
Work has been delivered so far in Hyderabad, Bangalore, Pune and Vijayawada.
Those 4 cities are where the record stands today, not the limit of where we take projects.
Who coordinates HVAC, electrical, furniture, AV and other contractors?
We do. All 8 systems sit under one WurkSpaces contract with one project lead.
That coordination is the work we are being paid to do. It happens on the plan before it can happen on site.
How are changes handled once execution has started?
A change is priced and dated in writing before it is built.
You see what it costs and what it does to the handover date, and then you decide.
How do you track the project schedule?
The programme is set at the plan stage and reported against for the life of the project.
Slippage is reported when it is visible on the programme, not when it becomes visible on site.
What happens if the site conditions differ from the original drawings?
We survey the site ourselves before anything is ordered, which is where most of these differences are found.
Where something only becomes visible after work starts, it is raised in writing with its cost and date impact.
What happens after handover?
Everything is installed, tested and switched on before the floor is handed over.
Snags are closed by the same team that built the floor, not passed to a separate service contractor.
Does WurkSpaces manufacture its own furniture?
Yes. Desks, storage, partitions and joinery are made in our own factory in Hyderabad.
The furniture is manufactured against the approved plan rather than bought to a catalogue size and made to fit afterwards.
What does an office fit-out cost per square foot in Hyderabad?
Published 2026 benchmarks give Hyderabad 2 levels: Rs 3,149 per sq ft Basic Hybrid and Rs 5,847 Collaborative Hybrid.
Collaborative Hybrid is a large premium corporate workplace. It is a specification benchmark, not the default budget for every office.

How long does an office fit-out take for a 20,000 sq ft floor?
There is no published duration for a floor of that size, because area alone does not set the programme.
The date for your own floor is fixed at the plan stage, before anything is ordered.
What is the difference between an interior designer and a fit-out contractor?
An interior designer draws the office. A fit-out contractor builds it, and answers for the date.
WurkSpaces takes the whole floor under one contract: one plan, and all 8 systems built from it by one team.
Who is responsible if the handover date is missed?
WurkSpaces is. One contract carries one project lead and one date, so one party is answerable for it.
What the contract says about a missed date is agreed in writing before any work starts.
What does a turnkey fit-out contract cover, and what is excluded?
Turnkey means you turn the key and it works. The contract covers all 8 systems that make a working floor.
Anything not on the approved plan is not in the contract. That is why the scope is agreed in writing before work starts.
What approvals does an office fit-out need in Telangana?
Most office fit-outs need the landlord's approval of the drawings, and a fire safety clearance where the fire systems change.
WurkSpaces prepares the drawings the approvals are made against, and the approval lead times are built into the programme.
